Rodger,

Just saw your post from 2 years ago;-)  I believe that these days, one of the best drone for Real Estate is the Phantom 4 Pro, it does a very good job, easy to fly.

However, since middle 2016, you will need to have a FAA license to fly a drone if you are using it making revenue, (Part 107). One other thing, you may want to check is since most cameras these days have 4K resolution, you will need a computer and software that can handle it. I use Final Cut pro.

Check drone.pilot4hire face book page and let me know if you have questions

Post: Rental Property Insurance Question

One of my rental property is located in the Forest Park Historic District in Springfield MA.

Market value:  approximately $170,000

Replacement value $567.000

My bank doesn't offer insurance at the market value; the premium for the replacement value is significantly higher.

Does anyone have a list of companies that will insure my property at the market value instead of the replacement cost value. Also, do insurance companies offer umbrella (blanket) insurance policy for multi-state properties?

Happy Holidays and thanks for taking the time to respond to these questions

Denny

Post: Maximum late fee in the State of Massachusetts.

Good day,

I will be renting one of my new property in Massachusetts, and I understand that as a landlord in this state I can't charge a late fee before 30 days of the payment due date.  I have been researching for a while, and I can't find the maximum amount that I am legally allowed to charge the tenant once the 30day period has passed. Of course the tenant should be already in the process of being evicted.

Regards.
