Hey everyone,

I’ve got a friend who own’s a very large home with a pool, and is trying to find someone who can be her short term rental manager.

Does that exist in the southernmost tip of Texas?

@Alfredo Munoz

The market for single family homes is still hot. SFH-3/2-110k-175k especially. Depending on what you're strategy is, how much cash are you using, and a number of other factors would determine how the market is for you.

I only moved down here last year and I'm seeing that the highway is expanding and I always see new construction.

I'm working with several investors in and out of state. One things for certain everybody wants in on Hidalgo County.

@Alfredo Munoz

Hey Alfredo.

What kind of home are you looking at? Multi or SFH?

thank you so much for answering! i'll start moving on this information now.

Where can i find a mastermind? I hear people talking about it in some shows but I have yet to find one.

I got my TX real estate license this year because i wanted to invest in real estate full time and figured becoming an agent would be the best way to learn while transitioning from my day job at a pace thats comfortable for my girlfriend.

almost a month ago i got my first client (AWESOME!). I've learned so much in that short amount of time like:

1. open up your eyes! look at the flooring, is tile even there? look at the ceiling, see any holes? i mean obvious stuff just went over my head. walking through homes with my first investor client has taught me to remove the blindfold and look for problems.

2. Don't give referrals unless you know the person personally (at least had time to feel them out). I have sent a referral to someone and... yeah, i learned this lesson.

3. you have to keep feeding yourself positive things everyday because (at least for me) it can get very discouraging. i love listening to Jim Rohn and Les Brown.

4. If you have a job where you're making decent money, don't quit just yet. I was in such a rush to move out of my day job that i almost didn't consider that i can leverage my salary to build my sales and investing businesses.

5. i decided to document my first few deals on a google document....i think that will help me out a ton.

I didn't start out to make a list, but i always seem to. I'm only a couple of weeks shy of closing this transaction, but i'm stoked to get this far.

I'm grateful for the lessons that i've learned (i didn't list all of them), and the lessons that i will learn.

@Patricia Steiner

Can you refinance a rehab?
