Hello everybody,

I have never used list source for the reason I have never been able to get a reliable list.

I am not able to get the perfect combination of criteria. 

I am not preferring absentee owners, I am simply looking for the following:

- Pre-foreclosure
- Equity 40% +

I have lists, which are large of course with just a general setting. However, I narrow this down to a VERY SMALL geographic area. My list ends up being 200-300. When I look into the records to verify the lists accuracy, it is off. Just not what i am looking for, mortgages that were taken on in 2013!

I have wasted enough money now using this listsource. I have also read multiple threads on the subject. Cant seem to find them now.

Currently, I use realtytrac and my counties public records. I use these very well and they bring in money! However, it is too time consuming now at this point and needs to be scaled up.
