I have a client who lost his job. He was homeless for about 10 years and has been able to maintain his home for some time. 

No, he has fallen on hard times and doesn't want to lose his home. If you know anyone interested in holding a silent second please reach out.   

If we can keep more people in their homes we can strengthen our community. We don't need one more homeless family in Oceanside.

Just thought I would jump in- Now rather than use a general home inspector I line up specific inspectors for each part of the property. Roofer, plumber, electrician, etc. While I find home inspectors very valuable, I also like specialist it might still be $500 bucks but at least your getting the person that handles that aspect of the home specifically.

After reading the below information if you think this is an unwise move, please speak freely. 

Hi my name is Dene and I have a opportunity to assume a VA 55 plus below market by about 30k. The owner asked me for a small amount down under 15k and I can assume the loan he will pay the mortgage for a year in order to release his VA option so he can buy something in another state.

Well since I just tapped out all of my commissions paying off debt and I am getting my daughter off to college in 2 weeks, I am totally strapped. Anyone want to hold a silent second for the down of 15k for 1 year with a negotiable favorable return?

Hi Brian, I am still in this up to my neck now... 4:30 am calls are making me crazy.... so here is what I am thinking this morning- my clients have a home around the corner that we are planing to sell. The ARV is conservativlely 565ish. I need new bathrooms, and a new kitchen, no appliances, apoxy garage floor, termite and a coated deck around 800 sqft and landscape cleanup. My client owes about 380? If I could get him some cash, get him out of there so he isn't making two mortgages, and get the other property repaired, it will be okay... I just cant see how to do it...any ideas?

The inspector caught cracks in the flashing, the agent/owner sent a company out to the property to make the repairs. On a speaker call it came to light that the roof had told the agent 90 days prior there were leaks... however he didn't disclose on the SPQ or TDS.. it just said, we have never lived in the home. To bad...

I am a real estate agent, daughter of an well known architect. We have been building houses for over 40 years. I took to real estate because I just love houses and the job site,  I love everything about real estate... but.. can I just ask why don't flips start with the roof, or offer a roof cert? COE last week, rain this week, new flip is flooding, the ceilings are urinating all over the "plush carpet", the textured walls are now 99% wet, and I have a crying new millennial buyer soaking tears in IPA's by the growler full! - where is my flipper--- uhhhh yes he would be skiing! Home warranty won't cover secondary damage,  my RR form saying that the flipper/owner is committed to his contractual obligation to make any necessary repairs to any roof damage that should come- well he must have known it was coming and he  was hoping we would run it all through insurance, so he wouldn't have to pay for a new roof... not likely here!!! Good greif!  I would love to sell flips but haven't found one I can actually be proud of!.. Attorney anyone?

Good Morning! I am in an escrow and the seller is behind 25k with a VA loan that Caliber home loans is holding. The payoff is 346k which includes the debt. I have a buyer under contract at 375k no concessions. There is also a solar system on the property at $107.13 per month for 19 years and an HOA at 99.00

The buyer has a judgement hanging on to them in space causing the underwritter to not approve a loan.  So basically they can't qualify unless this 8k debt is paid. The buyer asked their brother to lend them the 8k he said "No".. I asked the buyer's agent, who is related to the buyer's if he would credit them his comission 8k.  We are each willing to throw in 4k to close the deal. 

My primary concern is that the seller will loose his securtiy clearance and his job if we don't sell. Would you:

A) borrow the 25k from a HML and keep the property listed and keep the current buyer?

B) Aquire the property Subject 2 even though the home wouldn't cash flow.

C) Cancel the exsisting deal slash the price on the home and find a new buyer.

D) Pay the debt between agents as a credit?
