Thank you for your response. Your insights have been extremely helpful in shedding light on this topic for me.

Regarding the second part of my question, I want to clarify that as a wholesaler, I was actually referring to finding an investor buyer for a fix-and-flip project, not retail buyers. Based on your advice, I believe it would be wise for me to seek out a highly experienced investor who has the necessary skills to take on a project of this scale.

I'm new to investing in DC, and I've noticed that some properties are priced with a potential condo conversion exit in mind. Can you advise me on how to find the After Repair Value (ARV) and comparable sales for a potential condo conversion? Additionally, do you have any suggestions on who I should target as potential buyers for this type of project?
