Post: I can’t buy rental property insurance in California!

Recently moved out of my property in east Los Angeles and renting it. The property is 3 units, which has 1 single family home(sfh), and a 2 unit duplex.

I lived in the sfh which have home owner’s policy and the duplex has rental property policy.

My current policy with StateFarm won’t issue new policies. Recently tried to get quote for my sfh for rental property policy from a broker and received feedback below:

Broker quote:

Mercury – declined due to roof over 25 years with no updates.

Safeco – wants to package your home and rental property in order to quote

Modern – declined due to property located in an area where coverage is no available.

Allstate quote from Bamboo company:

Rental property policy quote

Bamboo sfh $2,297 $5,000 deductible

Current policy

StateFarm sfh $1,458.00 $2,000 deductible

StateFarm duplex $602.00 $2,000 deductible

I feel it’s time to replace sfh roof since it’s 25 years old. The duplex had leaks last season and was patched. I’d like to stay with a reputable company with a local agent.

Should I get my roof replaced ASAP then run another quote?

I’ll be DIYing my roof, will I need to show receipt or will an insurance send agent to confirm new roof?

Do I let Safeco package my together my rental property?

Is the quote from Bamboo too high?

What other companies should get quotes?

Please help 😭🙏

I been on the fence about converting my home to rent and possibly moving out. After reading and article and watching a video, I recorded I do want to convert 2 story home into 2 units, my current property already is 3 units.
1 unit x 2 story home (2/2 bottom, 3/3 upper) 

2 units x 1/1 (duplex)

Property already have 4 gas meters and 4 electric meters because the 4th meter is for laundry use but currently not in use.

1 unit home (Built 1992, Single family)

*All 3 units on the same lot.

I'm recently was informed I need to post RSO notice for my property, I'm not sure if the 3545½ newer property is subject to RSO and I'm waiting for calls back from HCIDL Landloard Declaration department.

I'm know the duplex is under RSO, I wanted to only post the notice inside the hall so 3545/3547 can see it.

But I don't know if 3545½ is require since it's newer building. I don't want future tenants to get the wrong information.

I'm torn between installing a bulletin in a conspicuous place, Inside the hall for 3545/3547 see it or Outside by mailboxes for 3545/3547/3545½ to see?
