@Tallal Ibad Lakewood is the perfect spot to pull something like that off. Values are a little bit lower than being in the heart of Tacoma, but rents are still great (being closer to Fort Lewis).

@Paul Castillo you’ll have a laundry list of potential tenants when you put it up for rent. Short term is getting hit hard right now. Conservative answer, but I’d keep it simple and go long term!

@Joel Coffman I would stay away unless you’re wholesaling the park itself. Mobile homes in a park are not “real property” so they don’t have the inherent value that a piece of land has.

@Joel Coffman Hey Joel! I think your ARV is comparing this to regular SFR's outside the park. Because this house is inside a mobile home park, the owner has to pay rent for the lot. So 75k is really market value for this property.

@Jimmy Tao Hey Jimmy! That’s the Emerald Queen Casino and yes it’s huge!! That is a high growth area, but right now you’ll find higher crime there/a little bit rough yet than other parts of Tacoma. Prices are still lower in that area even while rents are competitive. Great place to buy rental property for the long term appreciation play, while still seeing a little bit of cash flow.
Tacoma itself is growing by leaps and bounds, so I think it’s a great place to hold rentals.

@Chris Harrington Tacoma is a great place to start if you move here! High appreciation potential and still some possibility for cash flow. We’re seeing huge population increases with people being priced out of King County (The Amazon/Microsoft effect). You’re not going to see 12 caps here, but you can hit that $100/month per unit on the right deal.
