It's so knowing which pitch to swing at... a HR every now and again is good, but if you want a good average it comes down to the right preparation,  knowledge and work to maintain that major league salary.. at least that is the mindset I'm looking at in my approach. 🙂

Learning every day as i can and striving for the goals ive set for myself.

I've stated SD is due upon lease signing, although after reading some notes here i'll add language about it being null/void after a specific timeframe. Using the Zillow process is pretty straight forward along with their lease creation (although i believe i'll use the legal service i have next time, i pay for it through work anyway).  What i have found though (and learning) is to account for the processing time through their online payment system, it simplifies it but might consider other ways at least for the initial SD and first months in the future to allow for fewer delays. THanks all for great insight.

Looking for input if you don't mind. Have a potential tenant that requesting to view my property (new construction condo) on 9/3, but can't move in until 10/1 due to a relocation.

They are willing to put a deposit down upon review, but i'm essentially 'holding' the property for a month before they move in.. 

First property, no tenants yet.. (has been on the market for 2 months.. multiple applicants and offered leases who vanished when it came time for the deposit)
Was considering requiring the security deposit with 1/2 of it being non-refundable due at signing if they backed out of the lease as i'll essentially be keeping the property vacant for a month.

Security deposit is essentially equivalent to 1 month's rent.

First month's rent due on 10/1 when they move in.

Normal application process applies .

I really don't want to pay another mortgage payment on this property, but i'd sacrifice that if i can get a solid tenant in.

Good evening,
Just getting started with rental property ownership, purchased my first condo (new const) back in June working to get it filled and will be looking into additional properties as time and resources allow. Goal is to have a short term rental for the next project to help fund the addition growth of a portfolio. Thank you in advance for advice and guidance!
