@Jeremy Vandermause that is something I am considering! I would love to house hack, just have to get my wife on board with it. That is the real challenge!

@Jenni Utz I actually bought it site unseen while in was working in Maryland. I had a trusted homes inspector that did pretty well. He just did not mention the age of the hot water heater. As far as plumbing, we just have an upstairs sink that tends to leak. Nothing major that I can't fix, however it would have been something on my list if I saw the property in person. Overall, for site unseen, I am happy with the purchase.

Investment Info:

Single-family residence buy & hold investment in Celina.

Purchase price: $283,000
Cash invested: $20,000

Currently living in the residence while slowly renovating it over time. Plan to keep myself and my family here for another couple of years and then sell the property or keep it as a rental.

What made you interested in investing in this type of deal?

I was tired of burning my money in rent living in apartments

How did you find this deal and how did you negotiate it?

Zillow, negotiated with a real estate agent.

How did you finance this deal?

VA Loan

How did you add value to the deal?

New landscape, plan to redo bathrooms and repaint

What was the outcome?

In progress

Lessons learned? Challenges?

Owning a home is more expensive than planned! Learn to check items such as the hot water heater in the beginning as we had to buy a new one just over a year into living here.
