Looking for some examples of private money deals where you worked with someone to fund only the downpayment and/or closing costs on an investment deal. I am looking at few small, multi-family properties that I have been able to qualify for conventional loans for but want to bring in private money to fund the $30-$80K down payment and closing costs. Open to any and all suggestions on best way to structure these deals. I know I am only limited by creativity and lender will be family friend so they are open to all possibilities as well.
