find an investor on craigslist and tell them you have a potential deal (try and build some trust and make sure he's legit). Have them go on the appointment with you, and have them do all the talking.
Go from there.
Edit: forgot to mention. Include the fact that if they purchase it, that you want a 5k wholesale fee. <--- this is the "trustworthy" part i was talking about.

do you give these virtual receptionists a full script to find out how motivated they are?
and do you practice the scripts with them at all?

Are there any CRMs that will send yellow letters out on a monthly or weekly basis? ive used CRMs like Eedge with Keller williams that will send postcards out automatically, but havent been able to find any CRMs that will send letters out automatically.
I've used yellowletters.com in the past, but every time id have to manually upload the doc that i want them to mail to

has anyone outsourced this position to any extent?
basically the steps would be
1. drive to find a potentially qualified house.
2. find out who lives there and what their mailing address is.
3. put them into your mailing campaign to start sending them letters
im mainly looking to outsource #2 and #3 and curious as to how you guys do it.
