Hey Dena, thanks so much for the reply. I was not aware of all that. The stipulation provides that the tenants agree to a final stay of execution to Dec. 15 and that the landlord will pay $500 to tenants lawyer (to be held into escrow), which will be released to the tenants only if they vacate by December 15.

Hey all, my wife and I are in the process of getting our first deal. It's a duplex with tenants in-place on the upstairs unit. There are three month to month tenants renting by the room. There are two more tenants that are being evicted. We were originally supposed to close on 10/30 but we agreed to extend the closing date to 12/1 after we found that the eviction would be finalized 11/30. Today we found out that the final stay on the eviction was moved to 12/15 due to the fact that one of the tenants being evicted is in the hospital and the other is in a half way house for violation of parole. These tenants have caused damage to the house and cursed at and threatened current landlord. We are worried about the possibility of more damage being done to the house and wondering if it's worth the headache or if we should just look for a new deal. The other tenants are supposedly good and pay on time, but one of them was friends with the tenant on parole, so that is also worrisome. Any advice from more experienced investors.
