Brian, I am putting down 25% or up to 80K for the right multiplex.  If I flip a SF I would like at least a 20k profit. If I rent it I would like to get between $6-800 cash flow, more for a multiplex.

Cash flow, but trying to get the first purchase right

I am working on my first rental property purchase and it is hard to get the 10% return on investment mention in the beginners webinar. However, I am able to get $300-$400 cash flow monthly. Should I be patient and wait for the 10%ROI or should I be satisfied with the $300 cash flow?

Any advice would be appreciated!
