Thank you for your input, that falls in line with are thinking about the area. We are looking for good cash flow properties that later my be resold to an investor as rent ready.

Thanks for the rental breakdown, it is great to see real numbers for rentals and this gives us some idea what we can expect depending on the house it self and the current rental market.

The cross streets are South Grant Ave and E Minnesota St. From google the earth, the area looks as has been described above. Thank you for the more detailed information.

Shawn, Great info, thank you so much, I will have boots on the ground next week, we are planning a visit to the area. And I really do appreciate your giving me the lay of the land, you've answered my questions regarding the neighborhoods and their makeup. Now it's time to see for myself, only I'll have a little better feel for the area.

Thank You Adam, Rusty and Shawn for the great information and feedback about Indianapolis, I really appreciate each of your comments. I have an opportunity in the 46203 zip code. What can you tell me about this area. I know it's not downtown, but how well do properties move in this area. Either buy, fix and sell to an owner occupant or buy, fix and sell to an investor as rent ready?? Also, what would be the rent range in the 46203 zip code for example a 3bd / 2ba approx. 1200 sq ft. How would you rate this are for cash flow rentals.

I was looking for any information on the flipping market in Indianapolis, is it a buyers market or a renters market. How is the purchase to rent to sell market, what would be your average hold time to convert a filp. What are the best and worst areas in and around Indianapolis???
