@Shawn Ackerman He has requested $15 in earnest money not a problem but he says my name is not on the contract only llc so he needs to know me better since llc is only a few months old

Thanks the seller is all over the place because the loan is in the llc which I created recently becuase the HML wanted it that way

Hello im working on a deal for a 12 unit Multifamily $725000 the seller is willing to carry a note for $150000 what information should I expect to give seller for the seller financing example ssn birthdate a credit report should I expect them to run a credit check any information would be appreciated.

Hello BP im looking for guidance on the purchase of a multi family unit in Chicago.  Pictures look great however the owner/management seems to think that we should write a offer based on pictures.  They didnt say we cant see the units because of covid just that the units are occupied.  All tenants at some point will know the building is for sale during the inspection period.  I feel like until you see at least 2 units up close and personal prior to inspection how can you make a offer the floors can be uneven etc.  What do you think should I move on because thats what im thinking?

Yes with the brrrr you try to refi your money out in this situation I dont want to tie up that much money longer than I have to
