 "Stopped buying in the last 3 years", WOW glad I didn't listen to these clowns. I get 15- 20% Net AT 30% below current Arv. Who cares if the market goes up or down 10-20% . We are closing on 3 more this week, 2 SF all in 80k AVG, values 115- 130k, rents from 1500 - 1600, Duplex all in 90k, rent 2kish, Should I stop buying? Oh plus this month we will close on a 6 unit, fully renovated, all in 250k, 33k NET and going higher, with gross of 48k, Should I listed to these guys and not buy?

 Well if you read closely, what they do is syndication, not buying sfh or small mfh. Completely different situation for loan structure between residential and commercial. 

Still, good call on your investment decision.

 just like I said, if I could have a mentor that guide me through the process I would love to be active managing the property. If I have no guidance I would rather go for syndication.

First some information about me. I'm new imigrant to US and currently live in Dallas. I'm planning to invest 1 million on real estate however I have little knowledge on real estate investing. 

Base on today's economy, is it a good time to invest in syndication or small multifamily and self manage the property? My goal is to generate cash flow, no knowledge on how to increase the NOI, no experience in house flipping, just some cash from inheritance. Happy to connect with a mentor.

Here is my go-to syndicator's list. If anyone can vet for them that would be really appreciated. Or if you have other syndicator recommendation feel free to let me know.

Praxis Capital/Vantage point acquisition/BAM capital/DLP capital/SPI advisory/Disrupt Equity/Elevate commercial investment group

Capital calls are a red flag to me and I heard rumors that SPI advisory and Elevate commercial investment group have capitals in last two years but couldn't confirm this info.

Planning to do three syndicator deal in the next year to deploy all 1 million if I choose this path.
