What is the best thing to put in my contract to ensure that i am not forced to purchase the property if the house is not sold within the time frame promised?

what does " This  contract is subject to my buyers approval" mean?  i recently went to Than Merill's real estate class and was advised by the speaker to put that in my contract. What is the reason being?
