Private lenders are great too

I am fairly new to real estate investing so I don't know much about using HELOC but if you are looking for alternative to financing I know that many people use hard or private money loans. If that is something you want to consider. Some lenders do go over 50% LTV but that is with repeat borrowers so a good way to start is also to build relationships with any lender you choose
