Thanks for the warm welcomes!

I am not sure where I am going with investing yet, I have some reserved ideas, but I will hold off on those for now.

I have limited resources, but I think they are descent to get started. I currently own a home which has been appreciating the recent Utah market. I owe about $280k on it, but it should appraise for around $390k. I also have access to about $10k in cash. One important resource I have is a friend who will be a general contractor here within a couple months. He may also get his GC license in a couple of surrounding states. We are looking at going into real estate together. We both have very good credit.

I hate my current job (computer programmer / web designer / small electronics engineer), and I hate working for my insane boss. ;) He enjoys construction (where he is currently working for someone else), and with his GC license we are thinking of possibly doing some fix and flips.

I am a little more interested in doing some wholesaling, but at the moment I am open for ideas. I am still in the gathering information phase, and I am feverishly reading everything I can on these forums. :)
