@Evan Polaski Thanks for this. I like this approach - build up cash reserves by flipping, then proceed to BRRR. Will get the refurb experience and have cash to leave in a BRRR deal when required.

A fundamental question made more complicated than it needed to be - What happens with financing when a BRRR deal doesn't pan out as expected? Which you have answered and given me confidence. What do you do with money left in a BRRR deal?
If you finance a project using 100% of other peoples money (hard money) and the project does not return 100% cash out on refinance, how do you finance the money left in (or what is left on the hard money loan)?

Any help is appreciated.
