You usually pay around 7% on hard money lending.  It doesn't matter how much they loan you.  Using money from another investor is another story.  That will depend on how you structure the deal and how much they (or you) bring to the table.

Hi Zach!  Welcome to the start of an improved life for you and your family.  I too have a similar story. I presently own three rental properties.  I was also a part time residential builder until the 2007 crash.  I recently took the leap and left my job after 16 years. I'm now a full time investor (in training).  I'm searching for as much knowledge as possible so that I don't try and reinvent the wheel or have to learn from too many mistakes.  My strategy is acquire no money down properties and also do some rehab and flips.

Check out the tax collector. You should be able to search by address for the owner.   http://nycserv.nyc.gov/NYCServWeb/PropertyTaxSearch.jsp
