So let just say that I find a house that needs a rehab and I didn't have the capital to pay for it. Is it possible that I could get a loan for the rehab through the lender that gives me the mortgage? Or would I have to go the route of creative financing like private/hard money?  

I am currently living in the Holly, MI area. I want to buy my first property in a year so I am trying to educate myself about investing. I am looking for a RE meetup or investor club in the area. If anyone knows of one let me know.

I am on analysis number 1 of my 100 deals analyzed journey. I want to house hack for my first investment. I used the BP rental property calculator to determine cash flow for a home in my area. How do run numbers for a house hack? Is there a house hack calculator that can tell me that it’s a good deal or not? I ran the numbers and it shows the cash flow in a negative which is obvious because I’m not renting out the one side I would be living in it. So how do I change the formula to account for myself living in it?

I am planning on buying our first property in 2021. I am saving aggressively from now until then for the down payment. I am currently educating myself about the process. I was wondering what would be good questions to ask a lender or mortgage officer? I read in one of the BP books that it’s important to build a team. So am I too early to start reaching out to a lender or mortgage officer?

Okay so I have started recently becoming more financially literate and career driven and I am looking for some advice. I am currently a server making 35k a year about to get married within a household income of 70K annually. I have recently started a financial plan to rid myself of 30k of debt in the next two years. I have been listening to Bigger pockets and started gaining interest in REI and general entrepreneurial businesses. I have some college education and currently just signed up for online classes majoring in business. I've started reading a lot of business and finance books lately. What advice would you give to someone like me that wants to within the next five years break into the world of RE and I have little to no knowledge of RE? How would I get started as far as what steps should I take to line myself upon the path to successful REI? Your thoughts......?
