This will be your most valuable leads vs almost every other lead source by a mile for most people.

Almost everything else is passive and a crap shoot, no matter what others say.

What do you want that attorney to do?

How to get the property?  You go knock on the door and talk to the owner.  If they're not there, you ask to find them, you call them 100x, you mail them post cards and letters 100x.  You talk with the neighbors, you leave business cards and flyers at the house.  The attorney is probably not going to do that for you.

All the events usually never matter.  Sometimes it is fun to research, but in the end, you are just another investor wanting to get a great deal on a house, and you've found one where the seller may have some motivation.  There are probably 100s or 1000s on the delinquent list and this is just one of those.  Some if not many get cured before foreclosure.   Some don't.  Be prepared to buy it at auction.

Why is this deal ambiguous....not sure what that means?

@Rhett Tullis  is there much new apartment construction coming on line in OKC for 2024?  If so that should drop off in 2025 and really drop off the cliff in 2026 I expect.  That might help rent increases as that inventory burns off.

From what I understand there is to be NO virtual signaling.  Better ask your broker, your MLS, and your association.

We'd love to have you interview with us at Keller Williams. Make sure to read the books, Millionaire Real Estate Investor and HOLD and FLIP. Three different books if you're thinking of becoming an investor. Probably more investor agents at Keller Williams than any other brokerage. All kinds, flippers, STR, Buy and HOLD, land, all kinds of commercial. Nothing drops in your lap probably and that's probably true at every brokerage, but if you're in the room with the right people and seek them out, there are plenty of opportunities in all kinds of areas.

Interesting I never hear of agents at New Western being investors.  They certainly work with investors.  I'm sure there must be some, just never hear that the agents themselves are investors.

Adverse possession is risky if you're thinking a house.  There's probably more people get thrown in jail in Texas and now other places too vs people that actually get a free home.
There are people without heirs, but that is pretty rare.  Almost have to be the child of people with no brothers or sisters who are also children with no brothers or sisters, or the family has to have super bad luck.  If they can't go down, then the attorneys go up and sideways if needed.   Seems like no one cares about the house, until you complete repairs or move in or move someone else moves in, then all the ants(aunts) come out with big fangs and stingers.

The least successful people I see in real estate are the people who try to over financial engineer it and try to overcomplicate things.  It's not that hard.
