Have you looked into house hacking it? Rent out the second bedroom. Also, have you considered making it a short term rental instead of a long term rental? Not sure where it's located and what STRs look like in the area but that may be an option.
There are ways to be creative and make it work. Don't just force it. You could look into a short term rental or renting it by the room after you move out (typically that brings in a little more income than just renting it out to a single family/person)

I’m in the process of purchasing a rental property in which the current owner (who is also currently occupying the property) will lease month-to-month as she searches for her new home. The rental rate is high enough to justify having a month-to-month lease and motivate her to move out.
Hoping that the BiggerPockets community could share any tips that may be of value for a situation like this. Repair negotiations, certain details to add to the lease, pet addendums to the lease, etc.

I just had an offer accepted on my first property and now am going through all the motions before closing. I was wondering if anyone can recommend insurance companies that they have had good experiences with.
After spending a couple hours to get 2-3 quotes I felt as though I was wasting time cause they were all over the place. I work in Property Insurance so I understand what the policies are offering. Just want to shop around for better companies to deal with and fair pricing.

This particular duplex has one vacant unit and is already listed for sale. I do plan on moving into the vacant unit and living there for a period of time. Once I move out, I plan on renting out both units.
Sorry if I was not clear in the original post. Given this information, would you still refrain from writing a letter?

I am considering buying a duplex and living in one unit for a year as my first rental property. With how competitive the market currently is, I want to do anything that will possibly give me an advantage over other offers. I am considering writing a letter to the seller.
As a new investor, what is the best way to go about this? If it were my forever home, I would write about why I love it so much and wanting to raise a family, etc. I appreciate any advice!
