thanks for the response Mark Matthews and @Karen Margrave. I intend to build new homes on vacant land with the speculation of being able to sell or hold it. I am looking at off the shelf plans to be executed so that I know the estimates of building costs and holding costs much more accurately.

hellol all,

My offer just got accepted for an REO. It's a 1950s built cape code style home on a slab with 1 floor. Things "look" straight forward as far as issues are concerned. I intend to replace all the mechanicals just to avoid future headache.

My question is,should I spend the $300 on inspection or should I just put that money into a good appliance for the kitchen?

By the way this is my 1st property and I plan to hold it as a rental. 

What do you think I might miss out on if I don't do a professional inspection?

Any thoughts and suggestions will be highly appreciated.

Hello Fellow BP-ian,

I shouldn't say this is my first post or member introduction as I have already started other forums and contacted/met with some PROs here.

I am from Dublin, Ohio and just started to get my feet wet in investing. I am going through the phase of gobbling up information from podcast/blog/forums and I am kind of started to be on auto-pilot at home and sometimes at dinner parties as I am thinking of REI at the back of my mind (it sometimes sucks but I guess it's part of the process).

The only experience I have in real estate is - owning my primary residence = "asset" and probably the thousand miles I racked up on MileIQ just visiting properties, driving for dollars meeting other people etc.

I am interested in primarily buy and hold SFRs and probably in flipping few SFRs as I go to pay my rentals off or reinvest.

I was thinking of organizing a meetup in Columbus for the sake of me and all the newbies in Columbus. I was thinking of April 15th Friday evening 6PM-ish. We can even invite @Brandon Turner and @Joshua Dorkin as our main speakers :) if the response is decent, I will look into a venue and let everyone know in a day or 2. 

This could be a good opportunity for the experienced PROs to may be off load some of their knowledge as well as some of their portfolio to the newbies, by signing a contract on a napkin :).

Thank you everyone for the positive and negative feedback. I understand some methodology and ideology works for some and does not for others. I am not the kind of person who would get married to someone on our first date they can call my judgement as disloyal or whatever :)

Update: I met with the agent today and had good conversation about what point of view the agent has and what point of view I have. Emails and text messages do convey a different message sometimes. walked through 6 properties with her and I am seriously considering offering for 3. Life is good!
