Good luck--disgruntled and probably (like you said) underpaid housekeeping, incompetent and excessive mid level management and high turnover with switch board staff created a nightmarish situation for us---hopefully your experience is better.

If you find a local PM who is a superhost then that would help in terms of airbnb placement. ( I found my PM on a local Facebook page site and couldn't be happier-- she's in my neighborhood and charges only 18%).  

Also, the more views you get that result in a reservation  the better chance that the property will move up.

I'm active on a few Facebook groups for Guerneville where my vacation rental is located. I put my feelers out through them for a good vacation rental property manager, received several referrals, which is where I found my current PM and so far am super happy with the results. My experience with the big chains, ie. TurnKey and Vacasa was VERY negative..

It's a small company,  just herself and husband -- I do pay for toiletries myself but other than that there aren't any xtras.

Yeah, I had a similar experience with them.

Unfortunately in Sonoma County you have to live within 30 miles of your vacation rental so have to use PM company. Our new PM only charges 18%

As an Owner,Vacasa was an absolutely horrible company to do business with. They seem to be very top heavy on operations and mid to upper management while completely low balling the maintenance and property management side of the business where it counts the most-- cleaning crews and those who oversee them. My husband and I used Vacasa to help manage our Sonoma County vacation rental and when they 1st took it on --we had a score of 4.9 on Airbnb but under their 'care' within 6 months--watched it fall to below 4.5.. Despite their large upper management team, when it came to fixing the ongoing cleaning issues instead of problem solving towards a solution, they would gaslight and shift the blame on me for checking in on their cleaning and crew when I should have just trusted them and their 'professionalism". Even after the upper management was presented with the evidence (on numerous occasions) of stained blankets and towels, missing shower curtain and dust ruffles, trash left out in front for days after chewed up by raccoons etc.etc., they STILL protected and made excuses for the PM in charge. 

After going with a smaller more local PM (SoCo property management) -- we couldnt be happier and just wish I had known about them earlier.
