I was trying to do this with my moms home recently. If you still need options let me know if I can help at all. 

I have a lender that I work with that takes self employed clients with no W2's and less than 2 years of self employment and gets them qualified and closed. I know they do refinancing because I asked recently. Let me know if you want to connect! He runs all communication through his select RE agents, so I would end up being your main point of contact.

I actually have an aunt who just did something similar to this in Austin. She had an older home near downtown and a builder offered to build her a new home on half of it for free in exchange for ownership of half of the lot. She is older, but was very happy with the experience. The value it has brought to her has been unmatched since she received something new for free without having to lose full ownership of her home that is on prime real estate. I feel that if you have a builder willing to work with you, this could be a great opportunity to grow that relationship and create your own opportunity.

Hi Ricardo! I have a MTR in Houston and I found my tenant through furnished finder. I received several inquiries before landing a serious one, but it has worked out well. We are near UH central campus and have a professor who is transitioning to the area. She was only intending to rent for 4 months, but has since extended. Biggest take away as ask the questions you need answered and run the background check. I handled it as if receiving a long term tenant. It was well worth it.
