My tax appraisal last week came in about $180,000 over the old tax amount, but the total tax value of the house is less than my purchase price last year and I have made improvements which would increase value, so I don't see any way to protest.  Am I wrong?  Do they inspect the home if you protest?

Colorado overall is much lower than most of the country, however because our property values have exploded I received a tax letter yesterday informing me that the taxes on property I purchased last fall is going up 40%.  That will be a month of profit lost.

My realtor gave me smoke detectors for all the bedrooms in the duplex he helped me purchase - much appreciated, and nice he noticed they were absent.  I also received a very helpful book on renting property.

I also received a carving board with the logo of the lending company on it.  That has stayed in the box and I do not see putting it out for cheese and crackers for company....

In the past I have done my own taxes, but in 2016 I sold my deceased mother's home and purchased a rental property at the end of the year (no income source for 2016, just expenditures).  Can people refer me to a tax professional you trust/use at a reasonable cost?

Thanks, I appreciate it.  I'm showing the unit tomorrow, but the remodel is not quite done so won't run the background check this weekend even if they are interested.  Of what I read, it seems the most comprehensive.  Plus hoping to set up the auto pay - that is quite the draw from my perspective.

Do people have experience with COZY for background checks for potential renters?  It is a little more at $40 but seems quite comprehensive, if they do what they say they do - especially checking for an eviction history.

Thanks to all for the input.  I'm glad to hear I'm generally on track.  And good reminder about screening people.  I had someone approach me about the rental and I was so excited I started considering going out of what I had set as standards.
