Hi! I am just south of Sarasota and have been driving for dollars and I can find the vacants but have the most difficult time in finding the owners.

Now, of course, those properties are gone. I am looking for my first wholesale deal still and working my day job.

I want to follow and see what else is working for the south west side of Florida.

Single-family residence hard money loan investment in North Port.

Purchase price: $84,000
Cash invested: $3,000
Sale price: $108,000

2/1 carport home
997 sq ft.

What made you interested in investing in this type of deal?

Did a lot of reading, watched lots of the podcasts and was learning to find the value of properties.

How did you find this deal and how did you negotiate it?

Came in an email and sent hubby the info and ran the numbers. We were hoping to buy for a bit less but it did work out.

How did you finance this deal?

Hard lender at 24%

What was the outcome?

Sold it and walked away with some money

We did work with an agent and she was phenomenal. Unfortunately she relocated.
