Ultimately the landlord does dictate the tenancy and quality of tenants so do keep that in mind. I would suggest purchasing in a high single family area also because it will have higher owner occupied properties, lower turnover rates, and overall a much quieter area where people will respect your property.

It has been years since I actually met with my accountant in person.  Everything is done by phone, email and electronic file.  So what does it matter where they are?   I'll email you a couple of options.

 Just because people are doing it does not make it legal. 

Devin, instead of asking for legal advice online from complete strangers you could pay an attorney for their expertise on the matter, reach out to the NH RE Commission, or read NH's RE laws to see if you need a licenses to advertise a property that you do not own. 

Sections 331A:1-3 make the legality pretty clear, but you could also ask the RE Commission about their position on equitable interest to remove any doubt.
