@Makani Romano I am a little late to your party but am very interested in connecting. I have lived Hilo side and plan to move back this year. How have your brrrr homes worked out or the buy and holds you had interest in?

@Alipate moleni. We will surely have to get together. Hoping to house hack initially and BRRR several properties, I have experience doing both and am very capable in the remodeling phase of both. Almost sounds like we have what there other needs. I hope to visit the Island in March and would love to meet up as many of the properties I am looking at are in the HPP area because of price as well as demand.

I am in Southern Utah and hold my B100 general contractors license. With this I have been able to find properties to BRRR and have had a decent amount of success doing it. I have ties to the Big Island of Hawaii and now want to take this strategy there. I plan to move my family and business there for several years to capitalize on the growing areas in East Hawaii. Because this is a big jump I want to partner with some people (I have worked completely alone until now) that can offer what I cannot.

Let's hear some success stories and tips on financing for your BRRR projects as well as how you have been finding your properties?!

I just added the kitchen and when I had it tore apart I updated all of the electrical, plumbing and hvac. It was finished but the home in general was in pretty poor shape, but it didn't get any better when I had it filled with a bunch of suu students haha. Its much more difficult now to cash flow but definately still possible.

Investment Info:

Single-family residence buy & hold investment in Cedar City.

Purchase price: $295,000
Cash invested: $24,000

Bought this 26 acre property just outside of the city where we reside so that my wife can have horses and a pond and I can have a motocross track and a runway for our plane! However we aren't quite where we want to be to build our dream home so we currently rent out the house on the property as well as lease the pasture to a local farmer.

What made you interested in investing in this type of deal?

The land was perfect for what we wanted and so far the land has covered our mortgage!

How did you find this deal and how did you negotiate it?

Zillow, negotiated through a real estate agent.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Nothing yet, but we have plans to build out home and much more.

Thats awesome! Puna area is definitely booming! What type of development are you planning to do?

Bought this as my first rental. leased to students for several years before remodeling and creating a duplex out of the single family home.

What made you interested in investing in this type of deal?

Cash flow and future investment.

How did you find this deal and how did you negotiate it?

Searched through Zillow and found something that I knew I could make rent easy.

How did you finance this deal?

FHA

How did you add value to the deal?

Made the basement a separate apartment

I have recently decided that it would be a good financial move and a great experience to move back to Hawaii with my family while relocating my remodel business to Hilo, HI. I have lived in Hilo before and really enjoyed the area and am somewhat familiar as well. Right now I am looking to acquire a home to house hack while getting my business up and running, then would like to buy rentals or flips for several years. 

I am very proficient at what I do in the construction industry but am somewhat lacking in the knowledge and financial side of this move I would like to make. Looking to make contacts in the area for insights or possible partners.

Anyone please reach out and lets get this ball rolling! I will be headed out there in March to scout the area and hopefully will move out there shortly after as my wife is due in July!

My name in Dillan Stoor And I have somewhat successfully started my real estate investment business in southern Utah. Business is booming here as I work in remodels and repairs while supplementing my investment properties. I have previously resided on the big island in Hawaii and on Oahu and would like to increase my portfolio on the big Island. I am somewhat familiar with the area but I’m blind as far as the market analysis goes and insider info. Looking for people that are on the island or investors that would like to go in on some buy-and-hold multi family and possibly vacation rental properties.I am extremely talented in fixes and flips as that is the nature of my business and plan to provide much of my on labor from my business which I would move to Hawaii during my time of acquisition.

I plan to visit the area in March and hopefully I can acquire a property to move out there shortly after as my wife is expecting at the end of the summer.
