I am currently completing the pre-licensure course for my MLO license, aiming to become a mortgage broker specializing in primarily non-QM/hard money products, along with some conforming loans. Do I need to secure a sponsoring broker who offers all these products? Also, will I have the flexibility to shop loans to wholesale lenders beyond the one with whom my license is associated?

To offer a viewpoint not previously mentioned, consider asking the seller to subordinate their 75% to allow your private money to take the first position. While some sellers may not be agreeable to this idea, you might find that many are quite open to it.

Did you find a line of credit for the note you were holding? I'm in a similar situation now. Just looking for liquidity options for a home I owner financed to a buyer.
