To be honest I don't have a specific target in mind. I would like to find housing in the Westminster, Broomfield, Thornton, Northglenn area. But I'm not sure if that is going to be possible since the areas are expanding so quickly. I have a friend that has been finding houses in Aurora and he's been doing quite well. So if I have to travel a little bit to find something I will. I haven't even started looking to be honest though. It is a new business avenue I am going to pursue starting 2017. I till have somethings to wrap up.

Hello, I'm new to BP and I am wondering if there is a resource that gives advice on how to calculate operating expenses for rental units. Mainly multi-family or apartment housing. I would love to learn how to figure out how successful people have done this before they acquire the property. Thanks!

@Micki M. I would like to start flipping because the cash flow it provides. Id like to flip 4-5 then acquire 1. Thats the ultimate goal. I don't want to acquire many single family homes, id rather have as many doors per loan vs. one loan, one door. And I will definitely stay in Denver. I have a friend who is on his 3rd or 4th flip and his profit margins have been great! So while I know the profit margins can be greater in other markets, but this market can't hold this type of inflation for too much longer. Its just a matter of time before it levels back out or slightly decreases again. Id love to hear your view point though!

Hi everyone. My name is Dillon Iarussi. I am from Denver, Ive been plugged into the BP podcast for a week or so and just now getting on this platform. The content is pure gold. I come from a landscaping and network marketing background, and I'm looking to add another passive income. The plan is to start out flipping houses, then build a portfolio of rentals properties. Id love to meet and network with some local investors!
