I am selling my house and I want it sold yesterday. A friend of mine is willing to sell me her house she inherited off market.
Renovated Home For Sale By Owner Altamonte Springs Area.
1350 square feet. Quiet street. 3 bedrooms 1 bath but has a laundry room that can be converted to a second bathroom. Private yard. Two driveways. Perfect for someone with a boat or a trailer. Corner lot across from.the cul-de-sack. Lake Brantley school district. Close to 434 and 436 intersection and all the major stores.

Makes sense I suppose, thats why I was thinking a real estate fund of some sort might be interested that buys out successfully rented properties for long term investments. Listing it on the market would be annoying while it is rented. People living in it are great tenants but a bit messy etc.

I have a house for sale, rented for the last 5 years, in Seminole County, Lake brantley school district, 3/2, new roof, new septic, new air conditioner and, has had some cosmetic upgrades. Appraised at $307k. Looking to sell to an investor who wants to keep renting it. Currently rented for $1650 but market rent is $1750-1800. Curious to know what an investor would want to pay for it. Or if you know any real estate funds that buy these types of properties, please advise. Please comment or message if interested.

According to the past trends the yield curve gets inverted prior to the
recession. That's when long term interest fall and short term interests
go up. This contributes to everyone's panic, and can potentially cause
the recession in itself. This happened again last week. The only thing
that we cannot know is how soon it will come. It could be tomorrow or
three years from now. Too many factors to consider that we have no
control over. Stock up on commodities and keep your bills low. This way you can be somewhat recession proof...

I have $130 k in equity in my primary residence and $50 k in equity in my first an only investment property. Do I need to get a hard money lender to purchase another investment property or is there a creative form of financing available? Please help. I found an awesome Gem property for $156k and dont want to loose it. If anyone wants to partner up, please message me.

Thanks for all the feedback. I dont have plans to sell this house. If all goes well I would like to hold on to it for a really long time. He loves it and wants to make it his for the same reasons I bought it and rented it. Its in a very good location and school district. I dont plan on letting him go as long as the situation does not get worse.

Dennis M. Thanks for the reply and sarcasm but i am simply trying to protect myself from future disasters. The house is in great condition with new roof toilets paint hardwood flooring etc. It does not need anything to live comfortably in. My tenant is hyperactive guy who constantly needs a project. He is good and bad at the same time. He can be a hot head and get offended easily and be the kindest and most appreciative person at the same time. Like I said he contradicts himself a lot and let's his words and actions get ahead of himself sometimes. I should have trained him from the start but I let him have the benefit of the doubt...
