Hello there Bigpocketers

My name is Dineo and im very money hungry and i have a passion in property , i used to work for one of the major banks in South Africa Fnb , i have left them to pursue my dream in the property world now im a full time commission earner as a commercial Property broker , im planning on making more money in this profession to invest more into my own commercial investment property , so i figured that the best way was to become a broker learn the process and then make my way to becoming a full time commercial landlord .

i have however experienced some difficulties in this and i would like some assistance from the more experienced commercial brokers our there. my first major question is 

1.What are the best ways of getting goof lease expiry  from your prospects(how and what is the best way to canvas for clients).

2. what methods or tools would be advised .

you response will be highly appreciated

Hello Anglo 

i have not spoken to banks as yet because in most of these blogs(bigger pockets included) that i have been reading they discourage banks and encourage more private money lenders as they don't really look at your credit score and all .

Do you find them to be more helpful? can i use them as my first contact ?

Hello Bpers and a HAPPY NEW YEAR TO ALL OF YOU :)

My name is Dineo From South Africa .

Please  assist me with something here , i have been reading about ways of financing your first deal and mostly what i noticed was that the websites that are on here are mostly American companies , i just wanted to know if they do fund investment outside of the US and if there are nay companies that you guys know of in South Africa that i can maybe contact?

I have goggling for some in our country and all searches tell me of some cash loans and they don't seem  legit to me .

I'm not sure if reading correctly or not understanding wholesaling at all . i understand the contract part and so forth i just want to know if you assign the contract then who really owns the property ?. i also read that you don't need any money or maybe little money to go into it , here is my problem ,when you go looking for properties below market value these properties already have owners right ?so the property belongs to someone and i approach them and ask to sell that the property for them ,i then get the buyer and they buy the property and i get paid the fee .

Who pays the fee ? the seller or the buyer?.

Please help me understand here is this much like being a real estate agent?.

Good Day 

My name is Dined pronounced(DEE-NA-OH)im situated in South Africa , i discovered the site while i was goggling ways of investing in property without money and must say that it has been of great help . i have been reading the ultimate guide to real estate investing, and Chapter 3 focus of different real estate investments and how you make money from them.

although the book states that there a number of ways of real estate investment i was just wondering as to how does one go into student accommodations? what ways can you invest in them and is it advisable to go into them , what are the cons of student accommodations? .

Second question here is , about the wholesaling properties . is this the same as property sourcing ?
