Greetings BP Community Members,

I am relatively new in this forum and to real estate in general. I have a question here, if there are any way we can convert tiny single family home sitting in 0.4 - 0.5 Acre to duplex/ triplex/ 4plex. 

I am looking for real estate opportunities on Rental Properties area where I wanted to buy Duplex/ Triplex / Four-plex. However, after some analysis , I came to know that in my area, the supply of such properties as extremely rare and there are 100's of investor ready to buy as soon as these properties are hitting the market. Or whatever are still not sold or available to purchase, those are unattractive in terms of investment perspective.

Now I wanted to shift the gear and look for those properties I described above (single family home sitting in 0.4 - 0.5 Acre to duplex), and convert them into duplex myself. Could you please guide me through understanding this in terms of how to identify whether or not I can do that. How to find out if local city will allow me to do so?

Thank you Michael. yes I wanted drill down dipper and know more on how to effectively calculate repairs, maintenance, property management , vacancy expectations, and all other possible expenses that may possibly occur in rental properties.

My Loan is not FHA loan. Now I feel that it was such an emotional decision I made. I do have 60k in hand and if I break even , I will have 160k in hand to proceed. Also, I do have someone who can trust me with 50k personal loan and if needed I can probably pull another 50k. Both me and My wife work full time. I have studied a lot lately and i have a goal that I will listen all BP Podcast and read as many books as possible.

I am little less equipped on valuating a property and determining cash flow. Any good books on this area? Also, any veteran investor from  Apex NC area who can Mentor me and teach me the process? I am willing to bring Money and my time on the table if needed.

Hello Everyone, I am Dinesh and I have been educating myself since on real estate sometime. I recently stumbled upon this forum and started listening to all the BP podcasts. It's been a great learning experience thus far. Thanks to all of you out there and BiggerPockets of-course. I recently (7 month ago) purchase my first single family home but I am sure it was not a great investment decision. The more I read about real estate and listen to podcast here in this forum , the more I believe that my first purchase was more a emotional decision rather than a good investment decision. The purpose of home I purchase was for my residential purpose where I paid 100k down for 480k home. I do still have 60k saved for investment. Now, my question is, should I sell my home and buy some thing which will yield more return ? Because I don't need 5 bed , 4 full bath , 3900 square feet home. We don't have even kids yet. I am more interested in buying multi family home where I wanted live in one unit and rent rest of the unit and continue growing from there. I feel that my decision to purchase home was not that great given what I wanted to do and increase my net worth and portfolio over time on rental property unit. All experience real estate guru out there, please help me out with your experience and wisdom.
