No, but it is a NJ statute. I presume it functions to stop LLs from filing for eviction over and over each instant the rent is late, but also lets you remove a problematic tenant. I've read that it is relatively easy to do once you have enough missed or late payments, but it requires multiple legal notices and spans 5 months.

Can anyone with experience define what constitutes grounds for eviction under the NJ "habitual late" renter legalese? I had *thought* it was defined by two consecutive late rent payments, at which point the LL sends a notice to cease. If two more consecutive late payments are then received, the LL can send a 1-month Notice to Quit and file for eviction if the tenant remains after that. Can anyone clarify that? I realize that a lot of courts are treating this on a per-case basis now..
