Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $175,000
Cash invested: $45,000

bought as an investment and house hack... rent one side and live and roommate the other...

What made you interested in investing in this type of deal?

I want it to start he Brrrr strategy but got stagnant, im ready to start again

How did you find this deal and how did you negotiate it?

word of mouth... need it foundation work

How did you finance this deal?

conventional finance

How did you add value to the deal?

renovated the kitchens and bathrooms and some exterior work...

What was the outcome?

duplex is worth 2.5 more at it sits my equity is almost 200g

the process of buying was daunting,,, and lessons trust your instincts... don't go by what anybody says, question everything and do your do diligence twice..

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

yes at that point but would not recommend.
