Just as an update.  I am now using this for my property and it works great.

I just bring up Venmo because there are no fees and it is an easy app.

I'm closing on my first property at the end of this month. Of course...I have a thousand details to figure out. Rent collection is at the top of my list. I made a profile on Tenant Cloud and there is some good info there. They use paypal and other services to collect, but they charge fees. I wondered if anyone has ever used Venmo. I have used it among friends to send cash here and there, but nothing business related. Thanks, DJ

I just spoke with my county collectors office to get a list of people delinquent on their taxes.  I was told that they only release a list to the public on July 22.  I asked if I could find the last list that was published and she sent me to a place that is showing the houses that were sold.  I am assuming that these are the homes that the county already executed the lien and then sold.  Do you think I am right in this assumption?  What should I be asking for to get the right list?  I asked for a list of people who were delinquent on property taxes.  Either I dont know what I am talking about or she didn't haha.  Any ideas???

I would like to market to these people before the county executes their lien.

@Brian Gibbons @Pat Gage Thank you both.

Leads may not have been the best term to use.  I just meant that I will be marketing and leads will come in.  Even if I am not ready to buy another property yet, I still want to ID good deals and wholesale them if possible.  I work in sales now...I am used to calling everyone a lead until they close.

So the story to the home owner is something along the lines of "I represent investors and this is what we can offer you for this property.  If I cannot find a buyer, no harm Mr. Homeowner you will not be out any money and this contract is void."

Or something like that??

I plan to start marketing to find my own leads.  I want to flip on my own and I have a partner that may use some of the leads as well.  I want to wholesale off the leads that we do not use.  This may be a dumb question, but what happens if I get control of the property, but do not find a buyer.  I assume I have to buy it right???  I have read a lot about wholesaling, but haven't read anyone talk about this.  I understand that if it is a good deal I should have no issue finding a buyer, but I want to know what I am dealing with here.

I am 2 years late on this thread, but want to thank everyone for the info.  Great stuff here.  I found this because I'm thinking of using my 401k as a down payment on my first flip.

My name is DJ Daller (yes that is my name haha).  I currently work in marketing and advertising sales, but look to build a rental portfolio.  I live in Columbia, Missouri which has the University of Missouri, Columbia College and Stephens College all in town.  Rentals are competitive and everywhere. 

My short term goal is to buy one property a year for the first few years, then turn it up once I am comfortable with myself. My long term goal is to become REI full time and eventually bring my daughter (who is only 6 now) into the family business.

I have been trying to find a local mentor, but have had little success.  Bigger Pockets is my mentor right now and honestly...I am learning a lot on there forums and podcast.  I found this site searching for podcasts to listen to while I drive around for my current day job. 

Any questions or advice...please fire away.
