Post: Home Inspection Misses Roof Replacement

Unfortunately, this is happening more and more often.  If you have a copy of the inspection report and there are no photos of the roof, there is a good chance the inspector did not get on the roof and take a good look.  As far as the insurance, what evidence do they have as of the condition of the roof?  Did they send someone to do an inspection of it?  Or are they basing it primarily off of the age of the roof?

I work as a dealer for a company called Roof Maxx.  It is a roof treatment spray to end the life of old roofs.  Sometimes, a Roof Maxx treatment is an acceptable alternative for the insurance companies.  If a roof replacement really ruins this deal for you, a Roof Maxx treatment could be an alternative.

Have you looked into a Roof Maxx treatment?  If you're saying that the front half looks good, you might not need a full replacement and Roof Maxx will extend the life of all the shingles, as long as they are not too damaged.  This is assuming they are asphalt shingles.

Post: Well and Septic Issue/Financing

Hi, I am looking into my first deal and my agent told me there is an issue with the distance between the septic and well and it will not qualify for financing. Anyone else have this issue and is there a way around it? I'm thinking it should still be possible to use a HELOC to purchase & reno. Thanks in advance!
