Thanks for the replies I have been off line for awhile having kids and flipping a few other properties. This turned out great I was able to kind of befriend the previous owner and in return the house was in outstanding shape, I learned a lot and made a nice profit.

Thanks for your replies I starting reading a book called "how to build a real estate money machine" and it talks about contracts. I was a little confused the book is a little outdated never heard of contracts but I have heard about wholesaling. Now that I know it's the same as wholesaling I'll read up.
