I think the answer to your question is.... it depends. My best advice would be to look at similar homes in the neighborhood and estimate what your ARV would be based on those homes and their condition, and work backwards to decide which updates will bring the best value increase. With it being a 3/2 already at 1300 sq ft, I don't know that adding a bedroom or a bathroom would get you a lot of bang for your buck, unless the layout of the house is conducive to easily adding those.
J Scott has written some great books on rehabbing houses, I'd highly recommend checking those out.

Hi all, I'm new to the Kansas City area and thought I'd introduce myself and get some advice from those more familiar with the KC metro area market. I own a few rental properties in Iowa and I'm gearing up to start investing in the KC area as well. I'm looking for value-add single and multifamily properties in the less than 500k range primarily.
Does anyone have any recommendations for commercial lenders that keep loans in house?
Also looking for good contractors . Looking for quality, not necessarily the cheapest. Have a kitchen remodel I'm planning on my personal residence as well as having an egress window cut out for a bedroom addition.
