Thanks so much! I am always interested. I'm definitely looking for deals around the area but also to network & hopefully partner up with a good group of people looking to get into bigger deals too!

Hi Everyone!
My name is Donnie and I wanted to officially introduce myself on the forums. I've been a long-time reader/listener of BP content, which has helped me get started on my real estate journey, but I'm looking to get to the next level & to scale.
I am based out of Metro Detroit (Royal Oak) and own a handful of properties so far, which consists of a mix of single family homes & multi-family properties. My journey started by house-hacking a duplex with 3% down and then eventually moving out of that & into my own home while purchasing other homes along the way. Each purchase I've made has been a value add BRRRR play and has worked out very well so far for me. My other experience in the industry is as a mortgage underwriter for the last 10 years; I recently left my job where I was working for one of the largest retail lenders in the country. I have a history of working 60-80hr weeks consistently over the last 10 years and I'm looking to bring that work ethic into this space moving forward.
My goal is to network with as many incredible minds on BP as I can. I would love to establish a great circle of like-minded people that have experience with larger deals that I could work to be a part of. I currently manage all of my properties and love working on them to rehab/renovate them. I've learned a lot but would love nothing more than to scale up with the capital I've acquired over the years. If anyone is in the area and knows of any local meet-ups or anyone that would be interested in a possible future partnership, please let me know! I'll see you around the forums & hopefully meet up with anyone local to the area!

Agree with all previous posts about risk, not to mention possible jail time and up to around $1 million in possible fines. Risk vs. reward isn’t very strong here lol.
To answer your question, it’s not really something that’s followed up on in retail lending. We won’t call and ask for proof or stop by for a visit to verify. Just go live there for a bit since there’s no real timeline of how long you have to stay occupying it.
