I appreciate that. I'm actually in the process of mailing out my letters to the different counties within my area, but I had been scouring the internet hoping to find leads outside of my area and I have been coming across a lot of tax lien sites. Most of them have been people wanting you to buy learning courses, but some have been offering leads if you pay to join. Do either of you guys invest in lien certificates outside your backyard, if so what is the best way to go about doing that?

Has anybody tried the website taxliens.com? I was wondering how worthy they are credibility wise.

I have a friend that is potentially about to have a lien placed on him. He's in the process of buying a home everything is with the underwriter currently. According to his wife's figures the property will be 4 times what they make, they are only putting down 3%, they have a 1 year old child with another on the way, the realtor is also the owner of the property, they forwent an inspection cause they couldn't afford it, and they are currently without a car needing to buy a new one. I've spoken with them but they get all emotional and think I'm trying to ruin their happiness. I am asking advice about the situation basically to show my friend what others would say about the purchase of this home. So the question is would this home be a good investment?

Hi,

I'm new to bigger pockets obviously. I've been reading a lot of articles and gathering information. I'm in the process of piecing together a properties and management company with my wife. Our main focus will be investing in multi-family/condo/townhouse properties branching into SFRs and eventually land development.

My father-in-law currently owns 90 properties and is about to start developing land and building numerous units. He wants my wife and I to do some work with him on his projects so we might be getting involved in the land development process sooner than we thought.

I hail from Troy, AL but am currently in the process of moving to Jacksonville, FL. My wife and I just bought a house in Orange Park, FL and she has already relocated so we are definitely having to step up our communication as far as company management which is great!

I am looking forward to corroborating with with different members while learning the ropes of real estate investing.
