Let’s be careful not to stigmatize mental Illness.

I operate a couple recovery homes, and work with people who have mental health issues.

If it were me, I’m willing to do a little extra work and see if we can make this work. I think I’d try to find out if she’s actively working through some of her issues with mental health services. If she isn’t, the problems will not resolve themselves. If she is, I’m willing to see if she can get it together.

Also - if she continued to be a problem, I consider raising her rent to a number that made sense for the amount of time and energy needed to manage her unit.

If you’re investing for appreciation Nashville is a good market. Very difficult to find a property that meets the 1% rule here however you can cash flow if you’re willing to put more down.

Hey Zach - there was a good podcast a couple months ago about being careful not to set artificial timelines on a home purchase. “My lease is due and I need to buy now!” I hear it all the time. I thinks it’s okay to secure a rental while your shopping for a home. If you find the home that works for you, see what it will cost you to break the lease. Normally you lose the deposit and that’s about it…

At the same time, I think taking action is a good thing. Yes, the price today you will pay on a Nashville home is higher than it was yesterday. Will that trend continue? Will that same home be worth more in a year or less?

My bet is that we will continue to appreciate rapidly over the next 2 years.

So don’t rush, but continue to take action.

I used to be confused about this as well. Getting a HELOC is difficult because it's a line of credit that you will always have access to. However doing a cash out refinance isn't difficult. You get the cash now and spend it one time how you want to. Happy to share my contacts anytime.

I’m a real estate agent and would love to help you sell you’re home, but I have to agree that my initial gut tells me you should keep this property. You’ve got cash flow and an appreciating asset.

Have you considered refinancing and using that money as a down payment somewhere else (maybe outside of Nashville)? I would only consider this if i was able to pull cash out and while still maintaining a cash flowing scenario on the property and keeping some equity in the home.
