We have over 20 section 8 properties out of about 100 properties. Our experience has been overall positive, there are exceptions. We have found section 8 tenants tear up the properties quicker than the non section 8 tenants. Have you tried to lower the deposit or the rent or loosening your credit qualifications. 2 of the principals are up in age and we are trying to downsize to make the company more manageable.

Our leases state the tenant is responsible for verifying the zoning.  Having said that, people are going to do what they are going to do regardless what a piece of paper says.  My experience has been to try to settle a buyout agreement while simultaneously try to re-rent the space.  By the time you pay a lawyer you could have spent that time and energy finding a new tenant.

Your only crazy if you have no liability insurance.
