I have a potential joint venture deal in place where I would be bringing the buyer to the deal; it wouldn't be a double close so how should I proceed? What contract should be in place?

Hello Investors, Realtors, Contractors, etc! Mannnnn I'm excited to finally just stop listening to the bigger pockets podcast (which is amazing by the way) and get on the forums and start networking! I am a new investor looking for wholesale deals and jv opportunites (virtual joint ventures as well). I currently live in Baltimore, MD and looking for deals in Baltimore county (nice city areas) & surrounding counties.
