It’s a fact: Children with Autism grow up to be Adults with Autism. Residential housing for adults with autism to live together with care assistance is in great demand. I have first-hand personal care experience with adults with autism and a strong desire to fulfill the demand for supportive homes in Wisconsin. 

Why Invest?

The transition from childhood to adulthood includes housing for adults with autism and it can be challenging. A family’s loved one desires a forever home with support services and ability to be part of their community.

A residential home or group home could have a 40% - 50% profit margin. In a smaller home with 3-4 people, the owner can net anywhere from $5,000 to $8,000 a month. 

Proposal for capital

To acquire two (2) single family, one story homes with a minimum of 4 bedrooms and 2 bathrooms in a quiet neighborhood close to the bus line and shopping. Van or mini bus for transportation for outings, work and/or appointments. Operational funds for the first 90 days for staff and debt service. Private pay and public funding residents will be accepted.

Hello,

I am seeking private funding to secure an established car wash on the NW side of Milwaukee. The financials provided from the listing agent looks really good. I signed a NDA, so I cannot provide specific details on an open forum. 

The purpose of the car wash is to fulfill employment for young autistic adults who are greatly undeserved with employment opportunities.

Hello,

I have storage unit deal that I need a partner on. It’s a grade C facility with a solid cash-flow. Expansion to include outside storage and add-ons to generate additional income is there. Currently the unit is 75% occupied (166 units). Summer months the occupancy goes up. Gated property built in 1995.

Negotiated the property for $355K. Valuation is at $410K.

Would like to do a debt partnership. Exit plan is 3 years.

Gross Income Potential: $94,086 (30% vacancy accounted for)

Total Controllable Expenses: $23,457

Total Non-Controllable Expenses: $11,465

@Dev Horn , thank you for the equation to use on price per square footage and comparing apples to apples. I pulled comps on 3 similar properties (duplex 4/2) within 1 mile from subject wholesale property. They sold from $23K - $30K. The sold properties were in "good" shape (drove by each one). Subject wholesale property was in "bad" shape. Walked around and took pictures. I had no problem in explaining to the owner what was being sold in the area and the repair needed on her property. Estimated repairs at $9 per square footage - came to $16K. Offered a wholesale offer, which she refused. I have an option 2 on the table. The owner is considering it and we'll touch base on Monday.

I have to say this is my first "rodeo" and I am negotiating it as best I can. Thanks to following the seasoned pros! I lived in the DFW metroplex for 10 years (Collin county). Still have my Texas plates on my car - not ready to fully let go.

@Andre St.George ...you know, I just listened to what worked for others and decided what the best approach would be for me - as far as a niche and to do direct mail. I started the mailing as the first step in my marketing efforts. I set a monthly budget and went for it. Bandit signs is absolutely another avenue I will pursue. My next marketing move is to have signage in my car window. Nothing big enough to be seen as I drive down the street, but visible while parked at the store, movies, etc. Sounds like you are doing well with the signs, so that is great!

You've both given me an understanding on how to derive at a true comp. When I go to visit the property tomorrow, I will drive to the sold properties just to take a look at their condition. This will help me come up with an ARV.
