@Margie Kohlhaas how’d you make out with this issue? I’m having a similar issue right now. What I’m thinking of doing is, including WiFi in the rent for both of the tenants and running the smart thermostat off it. I also need the Router and WiFi for the security cameras

Try Rentometer, Zillow, hotpads, apartments.com. Network with local realtors/property managers and ask them…

@Jason Smith some good points about flooring samples although like home buyers and renters, many don’t have a vision to envision it in my opinion. I may start advertising now, first word of mouth and fb in the local town groups and come Oct if I still don’t have a qualified tenant, I’ll go the mls route.

Venmo, Zelle and checks. Most of my tenants have been using Venmo. There are good and bad things about it. I’m aware it can gets tricky if the tenant makes or keeps making a partial payment constantly. If they’re doing so you can’t stop a partial payment on zelle and Venmo hence, making it harder to win an eviction case should you need to file. I’ve considered going the apt.com route but haven’t yet.

@Greg Weik I’d need to replace roughly 750sq ft of flooring and some paint touch up. The unit has 3 different types of flooring and it just doesn’t flow good.

@Greg M. The unit has 3 different floors in various rooms. I want to go in and redo the flooring with either laminate or vinyl and have one same floor. 750sq ft apt. I’d be doing the flooring myself. Some minor paint touch ups. That’s about it.

So @Scott M. You don’t market your properties until you actually have possession? I’m not saying your wrong and curious to your approach but if you wait till you have possession, let’s say Nov 15th, only then would you list the property? To me, it would seem you would lose a great deal of time on showing it if you start on Nov 15th as opposed to say Mid Oct and hence increase the time it would take to turn the unit.

Thanks @Brad Hammond that was my initial concern of having it sit for too long, turning off prospective tenants.

One of my tenants just gave 60 day notice they will be moving out mid Nov. I would need about 2 weeks to get the apartment rent ready. This means the apartment will be rent ready as of Dec 1. Winter/holiday time is not the best time to find a tenant but not impossible. The unit is in Bloomfield NJ. Should I listed the apt right away or wait till around mid October to list it and start showings. I ask because I don’t want the apt sitting for 2 months on the mls making prospective tenants think it’s (1) either over priced or (2) something is wrong with it by having so many days on the market. Would love you get peoples thoughts on this.
