I noticed on the site there was a few people who listed they were using the platform but the posts are old.  

We currently utilize propstream and received an email regarding privy stating propstream lost their MLS data.

I believe that is true only in non-disclosure States but I still see the information I use and am not sure what was really taken away.

I watched the Privy video and it had a couple of features that were attractive to us and would like to hear as well if anyone has recent experience

with Privy?

@Jason Bott I also have a great one to share with you that I found yesterday and they will write the insurance with our roof of 16 years old.

There was no will and the two children from the husbands previous marriage both passed away and the Mothers side does not know if they had children. 

It's an interesting one as the Mother has been married three times (not judging) and all have passed away, which has nothing to do with the story other than it's an interesting twist.

The daughter has changed title companies and so far is not running into the same issue so far.

HQ'd in Florida with a wholesale property in Texas that the daughters (2) would like to sell to move Mom into an Assisted Living Home, but...

Biological Father passed away in 1995. Mom remarried in 1998 and that bore no children, but the guy had two emancipated children. Mom put #2 on the Deed, replacing #1, and he passed away in 2005. No will or Probate. The two children passed away, but we don't know yet when, but years ago. Then, Mom remarried #3 (Okay no jokes now) in 2008 and buried him in 2012. He wasn't placed on the Deed. No children or kids in that one.

The Title company said we, the client, needs to locate the deceased children's heirs regarding claims. IS THAT CORRECT? IDEAS, HELP, GUIDANCE?

Does anyone know of a good company other than Nationwide Eviction that handles evictions in all 50 States? We are looking to streamline the 

process and own properties in 15+ States.

We were using Agentpro to skip trace properties and look up buyers and you used to be able to search with a partial address or if you only had the first part of the address and now you need to entire address to search. Does this make sense? We have sellers and potential tenants that do not fill out things properly and we need different ways to search what they might be talking about and now we do not have that functionality. 

You were able to search buyers and go to a City and select name and put Properties and a list of everyone with the name properties in it would come up, now no.

I do not know if you can do this on List Source any ideas?

The numbers worked and there was a shortage of housing due to hurricane Michael

SEO work that we do with google AdWords. I negotiated it with the seller directly.

Cash and part Hard Money

New Kitchen, Roof, Flooring, Painting, Landscaping

Profit

Everything takes more time and add more time to each project.
